Lots Built for Traffic, Plows and Winter

Parking lot paving for Pittsburgh businesses, churches, offices and apartment buildings has to stand up to more than cars. Delivery trucks, garbage trucks and snowplows load the pavement much harder than a driveway, and a lot is a large, flat-ish surface that has to move a lot of water. On a hillside site, it often sits behind a retaining wall or slopes toward the building. A lot that is built with the right section and drainage holds up for decades with maintenance; one that is not ruts in the truck lanes and potholes at the drains.

New lots and reconstruction

For a new lot or a full rebuild, we remove the failed pavement, correct soft or wet subgrade, and build a compacted crushed-stone base thick enough for the traffic it will carry. Truck lanes, dumpster pads and loading areas get a heavier section than car stalls. The asphalt is placed in lifts, usually a base course and a surface course, and rolled to density.

Overlays and mill-and-fill

If the lot is cracked and worn but the base is mostly sound, failed areas are repaired and the surface is overlaid. Where curbs, drains or building entrances limit how high the lot can go, the old surface is milled first so the new layer ends at the right height. HomeAdvisor puts typical lot resurfacing at every 15 to 20 years.

Drainage

Water is the main enemy of a lot. We check slopes toward inlets, look for areas that pond, and note inlets and catch basins that have sunk or broken away from the pavement around them. Grades are set so water reaches the drains instead of sitting where it can freeze. On sloped sites, runoff from the lot is directed so it does not wash out the slope below.

Staying open during the work

Most businesses cannot close their lot for a week. We phase the work in sections, schedule around peak hours or work early mornings and weekends where possible, and keep entrances and accessible spaces usable. Inside the City of Pittsburgh, DOMI requires commercial driveways serving more than 10 units or 10,000 square feet of commercial use to submit a PennDOT sight-distance form with the curb cut application; we tell you whether your entrances are affected.

After paving

New pavement is restriped so stalls, drive aisles and accessible parking are laid out correctly. Sealcoating every few years, with crack sealing in between, keeps water out and extends the time before the next overlay.

Parking Lot Paving Questions

How much does a parking lot cost to pave?

HomeAdvisor lists asphalt lots at about $2 to $4.50 per square foot, or roughly $400 to $1,130 per space, with a 10-space lot near $10,000. Base condition, drainage and milling change the total. We price yours in writing.

Can my business stay open while the lot is paved?

Usually, yes. We phase the work in sections and schedule around your hours so customers and deliveries can still get in.

Should we resurface or rebuild the lot?

If the base is mostly sound, repairs and an overlay are the better value. If alligator cracking and potholes cover large areas, those sections need full-depth repair or reconstruction first.

How often does a lot need maintenance?

Crack sealing every year or two, sealcoating every two to five years per HomeAdvisor, and resurfacing every 15 to 20 years is a common pattern.
