A Crossroads Suburb With Two Kinds of Pavement
Asphalt paving in Monroeville splits between neighborhoods and commerce more sharply than in most suburbs. The municipality became a borough on January 25, 1951, carved from the old Patton Township, and grew to 22,446 people by 1960 and 30,977 by 1980. Today, with 28,640 residents counted in 2020, it is also a regional business hub: U.S. Route 22 serves as the main business district, the Pennsylvania Turnpike connects to I-376 at Exit 57, and Monroeville Mall, the convention center, office parks and high-rise hotels draw traffic from across the east suburbs.
Hillside lots, real elevation change
Monroeville covers about 19.72 square miles, and its elevation runs from about 735 feet to 1,319 feet. Rail lines follow the Turtle Creek Valley and the Thompson Run Valley, and many residential streets climb the ridges between them. Driveways on these lots are often sloped, sometimes steeply. On a slope, water picks up speed, carries fine material out from under the edges, and leaves the pavement unsupported. We build the base thick and well compacted, keep the edges supported with shoulder stone or soil, and grade so that runoff leaves the pavement quickly.
Driveways from the 1950s through the 1970s
The borough's biggest growth came in the 1950s and 1960s, and the 2000 census counted 13,159 housing units. Driveways from those decades are now well past their design life. Common problems we see include broken aprons where the plow catches the edge, sunken sections over old utility trenches, and alligator cracking where the base has been wet too long. For a driveway that is still flat and firm, an overlay can work. For one that flexes when you drive on it, replacement is the only fix that lasts.
Commercial lots along Route 22
Route 22 lots carry steady car traffic and regular truck deliveries, and the businesses on them cannot close for a week of paving. We patch failed areas, mill and overlay drive lanes, sealcoat, and restripe with the accessible spaces and aisles marked correctly. Big lots can be done in phases, with one section closed while the rest stays open, or scheduled at night or on weekends. Where a lot entrance meets Route 22, Route 48 or Route 286, which are state routes, changes at the entrance may need a PennDOT Highway Occupancy Permit, and we check before work reaches the right-of-way.
Office parks and hotels
Monroeville has had high-rise hotels since the 1960s and several office parks. Lots like these often have long access drives, loading areas and dumpster pads that break down faster than the parking stalls. We look at those heavy-use areas separately and build them thicker where needed, so you are not repaving the whole lot because one corner failed.
Trails and shared drives
The Westmoreland Heritage Trail now connects Monroeville to Trafford and Murrysville. We also pave shared private drives, church lots and small lots for townhouse groups. Call (412) 796-9361 to set up a visit.

Monroeville Questions
Can you repave our Route 22 lot without shutting the store?
Yes. We split the lot into phases or work nights and weekends so customers can still park and the entrance stays open.
Why does the bottom of my sloped driveway keep breaking up?
Water running down the slope collects at the low end and softens the base there. We rebuild that area with more stone and give the water a way out before it reaches the pavement.
Do you sealcoat commercial lots in Monroeville?
Yes. Sealcoating and restriping are often done together, after any failed areas are patched.
