Retail Lots and Residential Driveways

Asphalt paving in Robinson Township leans commercial more than most places in the region. About 12 miles west of Pittsburgh, the township is described by Wikipedia as a retail hub for the metro area, home to Robinson Town Centre, Settlers Ridge and The Mall at Robinson, as well as Bayer USA. Those centers, and the restaurants, hotels and service businesses around them, add up to a lot of parking lot. The township is also a growing residential community: its population rose 16.1 percent from 13,354 in 2010 to 15,503 in 2020.

Keeping commercial lots open

Busy retail lots wear out at the entrances, in the drive lanes and in front of the busiest stores, while the outer stalls often still look fine. Rather than repaving everything, we usually cut out and patch the failed areas, mill and overlay the worn lanes, then sealcoat and restripe the whole lot so it looks uniform. We phase the work in sections, schedule around peak shopping hours and keep entrances open. Striping includes accessible spaces, aisles, arrows and fire lanes laid out correctly.

Four neighborhoods, different jobs

The township has four regions: Groveton, an industrial area near the Ohio River; Forest Grove, around Montour High and Elementary School; Gayly, around Settlers Ridge and The Mall at Robinson; and Moon Run, which it shares with Kennedy Township. Forest Grove and the residential streets around it are where most of our driveway work happens. In Groveton, industrial yards and truck areas need a thicker base and surface than a home driveway.

Driveways from a long growth curve

Robinson had 4,769 people in 1950, 7,935 in 1960 and 10,158 in 1970, dipped in 1980, then grew again through 2020. The 2000 census counted 5,158 housing units. So driveways here range from postwar to brand new. Older ones often need a full replacement with a new base. Newer ones mainly need crack sealing and sealcoating. On sloped lots, which are common in the western hills, we make sure runoff leaves the pavement instead of collecting at the garage.

The Lincoln Highway and state roads

Pennsylvania Route 60, part of the original Lincoln Highway, once passed the Twin Hi-Way Drive-In in the township. Today several roads here are state routes, and PennDOT requires a Highway Occupancy Permit before a driveway or entrance within its right-of-way is installed or altered. For commercial entrances, that review can include sight distance. We confirm the road owner and the permit needs before we start.

Nine neighbors

Robinson has nine land borders, including Kennedy, Moon, North Fayette and Collier townships, Carnegie, Coraopolis, Thornburg, Rosslyn Farms and the Fairywood neighborhood of Pittsburgh. We work across all of them. Call (412) 796-9361 for a free estimate on your lot or driveway.

Robinson Township Questions

Can you repave a retail lot without closing it?

Yes. We work in sections and around peak hours, keep entrances open and restripe as each section is finished.

Do you work on industrial yards in Groveton?

Yes. Truck areas and yards get a heavier base and surface built for the loads they carry.

My Forest Grove driveway is cracked but flat. What do you suggest?

If the base is firm, crack sealing and sealcoating, or a thin overlay if the surface is worn, can give it many more years.
